Commercial solar panel cleaning does not have one price, and any company that quotes you over the phone without asking what kind of site you have is guessing.
Two properties with the same panel count can differ by several times in cost, because on a commercial site the panels are rarely the expensive part. Access is.
This is how commercial cleaning is actually priced, and what each type of site costs relative to the others.
Start with one question: how big is it really?
Before anything else, a commercial system falls into one of two categories.
If the system is roughly the size of a home’s, a small business with 20 or 30 panels on a low, accessible roof, it prices much like a residential job. Service fee, roof access, panel range. Nothing exotic.
Once you are past about 100 panels, or into carports, warehouse rooftops or ground-mount fields, that model stops working and the calculation starts again from two questions:
- How long will it take?
- How do we get to the panels?
Everything else follows from those two.
The per-panel rule of thumb
For larger commercial sites, the industry works to a rough band of $1 to $4 per panel.
Where you land inside that band is decided almost entirely by access:
- Toward $1 for large, uninterrupted arrays where a crew can work continuously with efficient equipment.
- Toward $4 for smaller or awkward sites where setup takes proportionally longer than the cleaning itself.
There is no minimum panel count. A small shop roof and a thousand-panel field are both normal work.
Access equipment is a separate line
Some sites cannot be cleaned without lift equipment, and that cost is real:
- Scissor lifts for elevated flat rooftops
- Boom lifts for carports, canopies and awkward elevations
This is quoted separately rather than buried in the per-panel rate, because it is a genuine cost that varies by site. Any quote that hides it is either absorbing it somewhere else or has not looked at your property properly.
The four site types, most expensive to least
This is the part most quotes never explain. Per panel, commercial sites rank in a fairly consistent order.
1. Solar carports (most expensive per panel)
Carports are the hardest commercial solar to clean, for three reasons at once:
- Lift equipment is required. There is no way to reach the array safely otherwise.
- Accessibility is limited. You are working over parking bays, often around vehicles, with restricted positioning.
- Robotic cleaning is close to essential on a project of this nature, which means specialist equipment on site.
If you manage a carport array, expect it to sit at the top of the range. It is not a markup, it is what the site demands.
2. Rooftops
The widest variation of any category, because it depends entirely on the building:
- Accessibility. How a crew gets up and moves around once there.
- Roof pitch. A pitched commercial roof is slower and carries the same safety requirements a steep residential roof does.
- Water access. Whether there is a usable water source on site, or whether everything has to be carried.
Two rooftop sites with identical panel counts can price very differently on these three alone.
3. Warehouse rooftops
Usually the easier end of rooftop work. Large flat expanses are generally straightforward to get onto, with safe working conditions and room to move.
That matters for price: on many warehouse roofs we can work with handheld solar cleaning tools rather than mobilising heavier equipment, and the lower labour cost goes into the quote.
4. Solar ground mounts (cheapest per panel)
Ground-mount fields are the cheapest commercial solar to clean, and it is not close.
Rows are long, uninterrupted and at working height, which means we can use solar cleaning tractors and cover a very large number of panels quickly. No lifts, no roof access, no fall risk.
The one common drawback is water access. Ground-mount sites are often rural, and if there is no usable supply nearby, water has to be brought in. That is worth raising early because it is the single most likely thing to change a ground-mount quote.
What to have ready when you ask for a quote
You will get a far more accurate number, faster, if you can answer:
- Site type. Carport, rooftop, warehouse or ground mount.
- Approximate panel count, or system size in kW.
- Access. Is there a safe route up, and is lift equipment already on site?
- Water. Is there a usable supply at the property?

Why commercial cleaning pays for itself
On a commercial array the arithmetic is more straightforward than on a house, because the numbers are bigger. Central Valley soiling alone can cut production by around 20 percent, and on a site generating hundreds of thousands of kilowatt-hours a year, that lost output dwarfs the cleaning cost.
Most Central Valley commercial sites are best served three to four times a year, weighted toward summer when soiling is heaviest and energy rates peak.
